The careful design of the development will ensure that the residents of the 104 new homes enjoy a well thought through and high quality environment. The mix of dwellings has been configured to meet the housing needs of the local area and will include affordable homes. 56 will be one bedroom apartments with a further 39 having two bedrooms and 9 more will meet the needs of larger families with three or more bedrooms. 10% will be wheelchair accessible homes. The different types and sizes of flats will be spread throughout the development.

Much thought has been given to the ambiance that will be offered to residents. More than 75% of the apartments will have the advantage or dual or triple aspects. Most will enjoy balconies. Each building will have two lifts and the design has been worked to ensure that all their central cores benefit from natural light with a maximum of 7 flats per floor per core. Residents will also be able to enjoy a south facing roof terrace.

The high quality design also takes into account the ecology of the site. The existing tarmac car park offers little value and will be removed. In contrast residents will benefit from a landscaped central courtyard. This will include 160 m² of children’s play space. In the corner by the rear of the church there will also be a forest play area for youngsters to explore.

A tree retention and replacement strategy has been thoughtfully developed with an arboriculturist in conjunction with the Council’s tree officer. The trees along the southern boundary will be retained and protected, with only a few lower quality trees being removed to allow other trees to thrive. The mature trees along the eastern boundary will be protected and retained. A large number of small, self-seeded, low-quality trees will be removed from the middle of the site and replaced with good quality specimen trees, some within the central courtyard and some as new street trees.

The close proximity to Chadwell Heath station and Crossrail, along with several nearby bus routes, will enable the development to be car free. 3 blue badge spaces will be provided and a new loading bay for deliveries. Secure cycle storage will be located at the base of each building.
